Why Is It so Important to Be Pre-Approved in the Homebuying Process?
You may have heard that pre-approval is a great first step in the homebuying process. But why is it so important? When looking for a home, the temptation to fall in love with a house that’s outside your budget is very real. So, before you start shopping around, it’s helpful to know your price range, what you’re comfortable within a monthly mortgage payment, and ultimately how much money you can borrow for your loan. Pre-approval from a lender is the only way to do this.
According to a recent survey from realtor.com, many buyers are making the mistake of skipping the pre-approval step in the homebuying process:

Today’s Buyers Are Serious about Purchasing a Home
Today’s homebuyers are not just talking about their plans, they’re actively engaged in the buying process – and they’re serious about it. A recent report by the National Association of Home Builders (NAHB) indicates:
“…. Of American adults considering a future home purchase in the second quarter of 2020, about half (49%) are not simply planning it, they are actively engaged in the process to find a home. That is a significantly higher share than the comparable figure a year ago (41%), which suggests that the COVID-19 crisis and its accompanying record-low mortgage rates have converted some prospective buyers into active buyers.”

We’ve all heard the saying “If people aren’t laughing at your goals then they aren’t big enough.” And, have you ever stopped and really thought about what that means? Better question-why set goals? Just to hit them, and say we hit them? NO!!! Goals are set to push us to become better versions of ourselves. I could set a goal to help 1 family find their dream house before the end of the year; and I would hit that goal fairly quickly. What then? Sit on my hands? So, what is the point of having that goal? What if instead, I set a goal of helping 10 families before December 31st. Now all of the sudden I’m stretching myself; and the world is a better place because of it. A great example of this is this years' Kentucky Wildcats football team. If you would have told me at the beginning of the year that we would play for the SEC East title I would have laughed at you; no joke. And I am a die hard UK fan. But, these men believed it! The other day I was sitting in a buyer's consultation and at the very end of the conversation I asked the same thing I always do: "Any questions?" I know I know, how original, right? This is obviously a conditioned reflex and I don't typically expect much in return, until the gentleman's nephew raised his hand and said, "I have a question; what are your 3 tips for success?"
First I was shocked. Then I was wildly impressed. This kid, who doesn't even appear to be old enough to drive is asking questions I never dreamed of asking at his age.
With no time to think or plan out a response, I blurted out what immediately came to mind:
1. Learn. Learn from books, learn from other people. Never stop educating yourself and growing, because just when you think you've learned everything there is to know, you haven't.

Funny because anymore when I meet folks, I tell them my team and I collect people. Real estate is just a means to do that, it’s like the vehicle.
This real estate thing has delivered some of the closest and most amazing people to my life. I was reminded of one of the beautiful couples I have met, called friends and felt the impact they’ve had on my life.
While we are always professional with our clients, we are always moving in a relationship with them. We begin to let them into our world and they let us into theirs. It’s here that these clients become friends and our lives intertwine.
Today I went to see one of those dear friends that I became close with as I sold their home earlier this year. Having met them a few years ago, I quickly found common ground with them in their faith amid other things.
